Gross yield is a year of rent divided by the price. Above about 7% is high for the US; coastal metros sit near 4%.
Cash flow is rent after operating costs minus the mortgage payment. The defaults are 25% down, today's 30-year rate and 45% of rent for property tax, insurance, repairs, vacancy and management. Change them in the calculator; the map and table follow.
Metro numbers are averages: neighborhoods, property taxes, insurance and landlord law vary a lot. Use this to choose where to look, then check locally. This is research support, not financial advice.
